Senior Property Manager - (Richmond) in Richmond, Virginia For Sale
This is a replacement position. Property Manager - $88,000 - $91,000 plus bonus, Richmond VA. Reports to: Managing Director of Operations Position Summary The Senior Property Manager will be based in Richmond, VA ( oversee financial, asset and operations for 1 Class A Commercial Single Asset - 250,000 square feet) and is responsible for the overall day to day operation of property, including financial reporting, asset management, physical maintenance, budgeting, tenant/owner contact, and capital expenditure recommendations. Provide leadership and management for the property management team. Supervisory Functions Delegate responsibilities to Assistant PM, Chief Engineer, Property Assistant, Building Engineers and maintenance personnel. Motivate and challenge direct reports. Prepare annual review for all direct reports. Budget/Accounting Functions Budget and account for all operating expenses and capital expenditures annually including solicitation of quotes, working with construction contractors, subcontractors and vendors, and actual completion of capital improvements projects. Prepare and analyze variance reports comparing budget to actual amounts spent for monthly reporting packages to investors. Responsible for monthly accruals. Prepare rental adjustments annually for current year over/under expense billings. Ensure correct coding of building expense invoices and approve payment. Review leases for correct monthly obligations, pro-rated rental payments, and cap restrictions. Collections, default proceedings. Estimate and collect CAM and other operating expense reimbursements, calculate True ups Regular reporting on receivables status. Experienced with YARDI Core Tasks Tenant Communication Day to day phone contact and follow through of tenant requests. General building walk-through, including vacancy inspections. In-House Communication Coordinate with construction on tenant move-ins. Develop and maintain regular reporting system for building, site and tenant specific matters.
